The ground for Serrano Townhomes was acquired off market from an out of state seller/developer. The deal was made possible due to a long-standing local relationship. The property was in-fill and being developed on all sides. The roads and utilities had previously been put in. We negotiated a per door cost of Serrano including the infrastructure was $12,500. At that cost you almost can’t miss…and we didn’t.
